Australian Property Securities Market
Units in property trusts are similar to shares, an active market in units in listed property trusts is conducted through the ASX (Australian Stock Exchange) plus there is also unlisted property trusts. Property trust have the ability to invest in specific sectors of the property market, e.g office, industrial, hotel\leisure ect., but they also have the ability to diversify across the property market as well. Investors in listed property trusts have the advantage of liquidity over direct property investment because the units can be easily bought and sold on the ASX, they do have to contend with price volatility. Unlisted property trusts are less subject to share market influences, it can take up to a year for the investors to redeem their units. Property syndicates invest in specific items of property, like shopping centres and they have a limited time usually around seven years. The property is sold when the syndicate matures, this is the least liquid out of all the property security investments because interest in a property trust can not be bought and sold on a secondary market. the people that invest in property syndicates expect to earn a higher return because of the skills and experience of the syndicate manager. These three types of investments account for a major portion of the Australian property market.
